Healthy shingles lie flat against the roof deck. When they begin to curl at the edges (called "cupping") or bow upward in the center ("clawing"), they've lost their flexibility and ability to form a watertight seal. Warning Sign #4: Daylight Visible in the Attic
On a sunny day, go into your attic and look upward. If you see pinpoints of light coming through the roof deck, you have gaps or holes that are also allowing water, pests, and cold or hot air to penetrate. While not all light penetration requires full replacement, it always requires immediate attention.
Warning Sign #5: Sagging or Uneven Roof Sections
A healthy roof has clean, straight lines and planes. Sagging sections indicate structural damage β either to the rafters below or to the roof deck itself from prolonged water exposure. Sagging is a safety concern and generally cannot be fixed with a simple re-shingle job. The underlying structure must be repaired before new roofing material is installed.
Warning Sign #6: Moss, Algae, or Lichen Growth
Green or black streaking on your roof isn't just an aesthetic problem. Moss and algae hold moisture against the shingle surface, accelerating deterioration. Lichen actually bonds to the shingle granules and, when removed, takes granules with it. Treatment is possible in early stages, but extensive growth on an already-aging roof may tip the cost-benefit calculation toward replacement.
Warning Sign #7: Multiple Recurring Leaks
One leak doesn't mean you need a new roof. But if you've had the same area repaired two or three times, or if leaks are appearing in multiple locations, the roof's overall waterproofing system has likely failed beyond the ability of spot repairs to fix. At this point, you're spending repair money that would be better applied toward replacement.
